Ground Floor Conceptual Plan The renovated ground floor plan could consist of three boutique shops and a
delicatessen/restaurant in the lower level of the existing lumber stalls, within the existing concrete frame module.
The existing mill and storage area could be transformed in to the hotel foyer and office, opening onto a paved and extended courtyard.The existing ground floor of the main building has a basement
and mezzanine floors which could be adapted or removed dependent on tenants or prospective purchases for development. Howerver, tenants would pay all interior renovations. Development costs
would only involve the structure and facade. Dependant on the tenant or purchaser, part of the ground floor could be adapted and leased as shops. |

Second Floor Conceptual Plan Tenants currently occupy the majority of the second floor. The tenants enjoy
free access to this floor, which does not require alteration. Circulation space for the second floor hotel would be acquired by renovation of the existing configuration, together with the introduction of fully
fitted Business Centre. The existing upper level lumber stalls could be converted into three, one bedroom apartment suites of approximately 700 sq. ft. each and 1,200 sq. ft. of office accommodation.
Each could be accessed from a new staircase and balcony overlooking the courtyard. The apartments could be available as long term rentals, for sale as condominiums or could compliment the third floor hotel, as suites. |

Third Floor Conceptual Plan Due to the concrete frame construction of the first two floors, a third floor can be added without additional support being required. Utilizing only the area over the main building, it is
feasible to site a sixteen-room hotel facility. Each room would be approximately 350 sq. ft. with a common lounge area of approximately 400 sq. ft., circulation space of about 1,000 sq. ft., a new staircase and an adaptation of the existing freight elevator into
a six person, passenger elevator. Each room would contain a private balcony, bathroom and bedroom/lounge area, with a wardrobe kitchen facility. The hotel would have a minimal operating expense, as no restaurant or bar facility would be provided as these are within easy access
within other parts of the complex. |
