Future Site Redevelopment

 

Though the property could be economically viable in its current state, with some minor construction, it is much more likely that a potential investor would want to redevelop the site to take advantage of the property's unique location and structure.  In order to encourage imaginative redesign, this web site offers one possible redevelopment alternative for your consideration.

The concept for the redesign has been conceived by the islands foremost Architect.  A feasibility study regarding costs and income has been carried out and a brief summation of these findings are on our Development Cost And Fiscal Incentives page.

 

 

Concept Design Objectives
1. Best utilize the existing buildings and layouts without extensive alterations to the structures.

2. Maximize the strength of the reinforced concrete frame and introduce load-bearing walls where necessary, as partition walls.

3. Adapting the ground floor of the main building to accommodate a major leasehold.

4. Providing shopping facilities within the ground floor area.

5. Maintaining existing leaseholders space on the ground floor.

6. Renovate existing lumber stalls to provide office accommodation together with ground floor shopping and first floor apartment suites.

7. Maintain existing short-term leaseable facilities.

8. Provide a Town Centre Hotel on the third floor, complete with elevators and within close proximity to other facilities (i.e. restaurants, banking, businesses etc.)

9. Provide a courtyard ambiance for all housed within the complex.

10. Attract tourism from the existing and increasing cruise ship trade.

11. Integrate a hotel, shopping, offices, tenants and tourism within the confines of the complex.

12. Enhance the appearance of central Basseterre.
